The Mixed Use Property Development Plan:

Mobilizing Architects and Real Estate Developers to Include Subsidized Housing for the Poor and Homeless in their Development Plans.

The United Way of Hudson County and other not-for-profit organizations have joined forces to participate in a new housing development initiative called the “Mixed Use Property Development Plan,” This plan is to encourage not-for-profits that are building new properties, to consider including floors dedicated to housing for people with disabilities and those who are homeless.

According to United Way of Hudson County President Dan Altilio, grant money is available for such projects and he and the United Way of Hudson County staff are reaching out to developers and contractors for their input and participation. 

The following is a hypothetical model:

BASEMENT: Meeting rooms
GROUND FLOOR:  NFP Retail
CC Homeless Day Center, CC Shelter, Offices
Parking
FIRST FLOOR: CC Family Shelter w/day care
SECOND FLOOR:    ARC affordable supportive housing for disabled
(10 units)
THIRD FLOOR: UCP affordable supportive housing for disabled veterans (10 units)
FOURTH FLOOR:   VHS Assisted Living Program (10 units)
FIFTH FLOOR:   Habitat for Humanity (10 units for the disabled)
SIXTH FLOOR:   CC DYFS Group Home
SEVENTH-TWELTH FLOORS:  CC Affordable housing program
(30 units for seniors; 30 units for working poor)
